You could just ASK him why he wants to sublease. Maybe he wants to purchase a home. Maybe he has a new job offer and wants to move for it.

There are many reasons for subleasing.

He mentioned first that he asked. Maybe the 'asking' is what brought out his concerns. Go with caution here, I think.

The tenant says he wanted to move to his own home ( a little farther but still in the area) so that he can make it his primary to do a refinance with better tems I offered to end the lease early. There are far too many issues I see that it is better to not sublease as was suggested in this forum.

    Yes. No subleasing, no writing a new term lease. Use the month-to-month rental agreement only. A standard lease includes the language: The lease terms will continue after twelve months of tenancy; the lease that expires will roll into the month-to-month rental agreement. You may already have that language in your lease.
