First, considering the magnitude of the situation, you really should contact an attorney for assistance.

...but generally, if a property is deemed uninhabitable due to negligence on your part, you are responsible for mitigating damages caused to the tenant. In the short term, that is their housing and storage of property (if their property cannot be left in place).

A solution you may want to consider is to work out a deal with the tenants to break the lease. You may have to put in some money to cover relocation expenses, but that may be better in the long run compared to rent and storage.
