What about thinking of this man as a person who is not on the rental agreement first. Then approach him as a person who you serve with a 3 day notice to quit, and then to serve to evict after 3 days? I have dealt with this type of case quite differently. Just curious here.

Current plan of action is break the lease with her and remove her stuff. Once she is out, change locks. How did you deal with this case?
