Have you checked with the LL/T laws in your state to see what they say about properly serving notices? Most states say you must mail notices both regular and certified mail, and then either personally serve the T, or post the notice on their front door. Text and email would be a backup to those ways of service.

Remember, 30 or 60 day notices are always MINIMUMS, so you need to send the notices about 10 days before the 30/60 days start, to give time for the mailings to take place. You also need to know if your state says the 30/60 days start from the actual receipt of the mailings, or does the 30/60 days start from the date the next rent is due.
