The easiest thing for you to do, is make out a brand NEW lease with the new rent amount, and with both of their names on the lease. You can put a start date of April 1, and where it has an "end date", I always put down the words "month to month, 30 day notice by either party." All my leases are M2M starting from day 1, and I have 20 places I rent out.
If you already know he's been staying there off and on, and have not said something to your T about it, that means you have already accepted the BF, but do not have him on the lease yet. Get him on the lease, and collect $150 more in rent for the rest of the time they are there. Remember, they "plan" on buying a home. But if they try to use his credit to qualify, and get turned down, they may be tenants of yours for several more years. Sometimes "plans" don't always go as expected. And YOU get to rack in an extra $150/mo, with NO expense other than his background checks.
