Let a good friends Son use my large garage 32-64 sinced I moved ,was okay at first but started to bring in junk cars and such,never charged him rent,can I just throw him out seeing no contract or money was exchanged ?

Actually, you do have an oral contract. It is for zero rent being paid, no deposit, and a M2M lease. First, I think you should talk to your "good friend", explain the situation, and see if he can convince his son to get out voluntarily. If that doesn't work, you could give him a 30 day notice to move, IN WRITING, and see what happens. If he still doesn't move, you should be able to start eviction procedures based on his failure to perform to your 30 day notice to move out. Good Luck
