Question: A family member living in Michigan, 20 years of age, signed a lease for an apartment in Florida and changed his mind about moving from MI to FL.
He signed the lease on January 26, 2020, and the lease was to start August 13, 2020 to 7/30/2021.
He called the landlord's office to find out if he could cancel on March 6, 2020 and again on March 17th. The office admin flat out told him he could not cancel and was responsible for all of the rent $634/mo for 12 months.
He did not send in a security deposit, but he did pay the $50 application fee.
He did not provide any proof of income beyond the application, other than listing his job in Michigan.
He explained to the leasing agent he would have to find a job in Florida to pay his rent.
His mother co -signed for him on the application.
With this limited info, do you think there is there any way out of this lease for him?

1. why would anyone sign a lease 8 months in advance?
2. the apartment has a legal duty to mitigate their losses.
3. Send a registered signature required letter to them stating that you have no intention of moving in. (and keep a copy)
4.no judge on earth would let them win when you have given them 5 months notice.
5. If they write back hire a lawyer to send them a letter.
