Rental Payments During COVID-19 Pennsylvania - Landlord Forum thread 360372

Rental Payments During COVID-19 Pennsylvania by Annoymous on March 28, 2020 @09:55

So far, I have not seen any rules or laws governing Landlord Tenant issues in Pennsylvania during COVID-19. After consulting with others LLs in PA I've come to the conclusion that I must be prepared for Ts writing me notices that they cannot pay due to COVID-19. I am still mulling this over in my mind as all utilities are included in the monthly rent. It seems the logical thing to do is what someone already wrote on this site. Waive all late fees and ask to collect a certain amount until the rent is paid. The only problem I have is, thus far, I have not received any letters or notices regarding a relief on utilities. In situations such as these and I hate to be cynical, some people tend to take advantage, get aggressive and get whatever they can gain for their own personal interest. I want to be prepared when I start to hear comment such as my children come first, and I have other bills to pay. I may hear this from one tenant in particular. I want to be civil and by the same token I don't want to be harsh or made a fool of. Any suggestions?

I am just starting to get rent for April now and will be watching to see how it goes. May is where I think I may see some with hampered ability to pay.

Anyone laid off will be getting unemployment plus the extra $600 per week. On top of that all will get $1200 per person from the Fed. They can also access the Food Bank.

I will handle on a case by case. I'm not about to send my 11 rentals anything until I see what they are doing.

I would not do late fees. I may decide on a temp reduction in rent case by case only. In any case I would have payment plan for anyone getting behind. I would insist on partial payments if needed.

I would stress that I have commitments for loans, HOA dues, etc as well as point out that I depend on rental income to take care of my own family.

Work with each tenant and figure out something that works for both parties.

I feel your pain, I too own properties in Pa. I do have 2 teneants that are in essential work lines, but all others seem to be out of work. I did text with a few giving them all help links and ideas that I know of, and let them know that they need to apply for things. 2 tenants are supposedly paing half, and said they applied for unemployment, so its a wait there. I havent heard from about 3/4 of my tenants so itll be interesting to see what comes in the mail these next few days. I can only hope and pray I receive more that Im anticipating.

I plan to wait it out this first week in April, and then start contacting tenants. I must admit I am going to be frustrated with them if they just dont pay and say nothing and take for granted that I know their personal situation. I do have a pretty good rapport with my tenants, but these are odd times. I plan to ask them what they've applied for and when. I plan to tell them I won't charge them fees but we MUST work together and I will put it out there that rent is to be first on their payment list when it comes to bills and obligations. We shall see how it goes.

What my next real question is is how the heck do we file for this unemployment that is ooen to self employed and or small business. Supposedly we should be able to get benefits as never before....just figuring out the maze of what to do is my issue :-(

Hi everyone. Here in Florida where the state has ceased all writ for evictions for unknown time frame. My chest hurts just writing that. So today we waited to do our rental accounting for April. Shocking tenants we thought would not have issue and are still work have been brainwashed into believing they don’t owe rent and can’t suffer eviction credit reporting or have the need to back pay those months. To make it worse we pay electric water trash sewer for all these units. We have 30 and we have 8 tenants not paying a dime at all. Just like they are ducking calls and emails with no reply. It’s the weirdest part of landlord situations I’ve ever been in. So we filed one payment eviction today as the kids in the unit will never catch up and don’t plan on it. They even moved in 2 friends so they Could help each other survive and share funds and therefore 2 extra people in a 1 bed 1 bath with utilities paid too by us. How much more can we get screwed?

Then I have a bank acct and credit card for business but I don’t have existing loan so I don’t qualify for the CARES loans they are discussing and finally my husband and I have our own rental businesses so we are the only paid employee although self employed sole proprietor. So I’m told I again don’t qualify for the PPP plan. This is like my worst nightmare. I want to scream! And disconnect utilities and make their life hell but I know that’s my inner child at work. I don’t want to lose my own mind and funds but what can bI done here? See the email below to see my issues. These punks have lost their minds.

To landlord :
Hello.
Since you filed for eviction we will have to allocate our funds towards a new place to stay in. We cannot sign the promissory note as we do not want to bind ourselves to a payment we know we cannot make, Christian just got a job and his stimulus check is on the way. It’s unfortunate that we had to be evicted as we had just resorted our issues and were on the cusp of informing you. I’m sorry that business had to transpire this way but I think it’s best for you as it is for us. We will be here till they kick us out now. Well done Tenants in 104-6

Can you believe the balls? Help me cope please. Alina
