I am just starting to get rent for April now and will be watching to see how it goes. May is where I think I may see some with hampered ability to pay.
Anyone laid off will be getting unemployment plus the extra $600 per week. On top of that all will get $1200 per person from the Fed. They can also access the Food Bank.
I will handle on a case by case. I'm not about to send my 11 rentals anything until I see what they are doing.
I would not do late fees. I may decide on a temp reduction in rent case by case only. In any case I would have payment plan for anyone getting behind. I would insist on partial payments if needed.
I would stress that I have commitments for loans, HOA dues, etc as well as point out that I depend on rental income to take care of my own family.
Work with each tenant and figure out something that works for both parties.
