I feel your pain, I too own properties in Pa. I do have 2 teneants that are in essential work lines, but all others seem to be out of work. I did text with a few giving them all help links and ideas that I know of, and let them know that they need to apply for things. 2 tenants are supposedly paing half, and said they applied for unemployment, so its a wait there. I havent heard from about 3/4 of my tenants so itll be interesting to see what comes in the mail these next few days. I can only hope and pray I receive more that Im anticipating.

I plan to wait it out this first week in April, and then start contacting tenants. I must admit I am going to be frustrated with them if they just dont pay and say nothing and take for granted that I know their personal situation. I do have a pretty good rapport with my tenants, but these are odd times. I plan to ask them what they've applied for and when. I plan to tell them I won't charge them fees but we MUST work together and I will put it out there that rent is to be first on their payment list when it comes to bills and obligations. We shall see how it goes.

What my next real question is is how the heck do we file for this unemployment that is ooen to self employed and or small business. Supposedly we should be able to get benefits as never before....just figuring out the maze of what to do is my issue :-(

So far one tenant claims she lost her job and will send check on the 8th (today). The other tenant has not paid and I have not heard from him. I'll give him to the 10th before I send notice of unpaid rent. While searching the internet I found a government website that will assist with loans for small businesses including landlords.

The SBA will lend us money - not give it to us. I am sure they will defer payments until COVID - 19 subsides. In dealing with certain tenants I found out that they are not interested in hearing anything from the LL when there is a crisis; but, they certainly are vocal when it comes to them sharing their woes about their crisis. We LLs can only hope and pray that we get what is owned to us during these uncertain times. Best of luck to all of us.
