She failed to pay me the rents for 6-7 months long, and that is why she got evicted. Further, she is using COVID-19 and asking for Security deposit for keys.

I guess I have no choice but to accept her proposal.

So why did your T not pay you for 6 months? When did you first start NJ's eviction procedures? Does it take several months to get a T legally evicted in your state, or did you get conned by your T into letting her stay longer as she kept promising to pay you.

If I were you, I would give her deposit back and finish all the fucking crazy issues with her. I am facing the same issue, there is no way to talk. Whatever I said, she just responded back to me "I will sue the landlord". Oh my gosh, what is wrong with these tenants? I know my tenant is trying to scare me. But what can I co? I don't want to get more trouble.
