Hi

I can't seem to find a definitive answer on this.

In Colorado, am I (landlord) allowed to charge the tenant against their security deposit for my labor?

After tenants moved out there was some repairs and cleaning that I did myself (e.g., adhesive removal from window frames, shower surrounds, and kitchen cabinets; hook+staple removal + wall repair from these and other holes; other damages like marker stains on wood finishes, missing edges on laminate counter tops, etc...). I hired someone to do some work but I also did some myself. I would charge the same rate as the hired help ($20/hr).

It's strange and frustrating to me to think that if I did some of the work and I can't charge them the labor for it, then it basically means that it was OK for the tenants to cause damage unless I paid someone to repair everything. Maybe that is just the cost of doing business.....

If anyone has some insight on this, please let me know.

I'm in Colo and have in my lease that I can charge $45/hr for repairs plus parts. I have done almost all repairs myself for 22 years on 11 units. If I hire someone then I only charge what they did.

I also have a move out cleaning instructions that are part of the lease that details everything I expect with is basically all hard surfaces are cleaned + they pay for professional carpet cleaning.

My previous landlord charged me for his own labor (cheaper than hiring others).
