I'm in Colo and have in my lease that I can charge $45/hr for repairs plus parts. I have done almost all repairs myself for 22 years on 11 units. If I hire someone then I only charge what they did.

I also have a move out cleaning instructions that are part of the lease that details everything I expect with is basically all hard surfaces are cleaned + they pay for professional carpet cleaning.

I will add that I have been to small claims where the judge granted me repairs I did at that rate because it was in the lease.

Judge Judy never allows owner repairs but I think she is wrong. Plus that isnt a real court it's arbitration.

Thanks for that info Robert. Unfortunately I do not have such a labor charge clause in my lease so without it, I am not sure I can charge it.....
