One of my tenants has not paid rent since March and is, after he first sent documentation for his covid-related job loss in late March, unresponsive to inquiries.

- tenant lost job in late March (documented)
- found new one (lesser paid) in early April
- promised to pay full April rent late in early April
- then promised to pay in two installments with dates
- said he applied for state rental assistance
- did not keep any of the promises
- does not communicate anymore
- rental assistance organization never contacted me
- tenant also defaulted on May rent.

The Arizona eviction delay, per governor's executive order, is in place until July 23. Any advice on how to handle this situation?

Carlton Casler is the lawyer I use (I live in Gilbert). He specializes in landlord/tenant law.

On the top of the page he has free advice about COVID19 issues.

I've used him for 10 years and had good luck.
