Just my two cents here.

Six years of tenancy is a good long time, long term tenant.
Six years of rent paid, on time, in full, every month, every year,..is a really good tenancy.

Most LLs posting war stories and questions here, have not been blessed with a departing six year tenant.

Judges love to use the term TENANT RESIDUE.

six years is going to result in a Good amount of what is indeed normal wear and tear., which I would include as full paint and new carpeting. Plus probably replacing stove and refrigerator. Toilet parts are also your responsibility as LL.

Smoke charges are billable, but be gentle. You are painting and re carpeting already as part of your overhead / make ready / turn over..

My opinion is that the tenant left the premises with some trash and stuff and dirty is an indication that they don't really expect much if any of their deposit to be returned,....but over billing and charging for a couple of ( standard incandescent) light bulbs,......is inappropriate and might anger them.

Yes we could say 6 he was a tenant for 6 years and give half credit for the paint , thought the way that he left the wall I can guarantee it was not normal wear and tear but as I will not see any money, we can put it as a credit for paying all this year the rent.
Regarding the appliances, when he moved in the appliances were 1 year old and they are not broken for wear and tear there are broken because they had been handle it wrong, still the expense it is the service call with the home warranty which it is one service call for both appliances. In his agreement tenant pays for service.
call. Regarding the toilet parts and repair I can take it out too but lease agreement tells that he is responsible for minor repairs under $125 wouldn't go under minor repairs? Light bulbs wouldn't be an issue if it was one or 2 or 3 , but it is almost all the house with no bulbs.
Unfortunate tenants thinks that deposit will cover everything but it is not that way and as you mention, he is not expecting anything back after the way he left the house, I mean if you see how he left the bath tub it is to through up it was so bad that I thoguht I need it a new one, Likely I got a nice lady who did a miracle. You wonder how someone can shower in such a dirt place. Also It is not a problem for me when another landlord call me and ask me if he paid I will say he always paid but if they asked me how he left the place and if I returned the deposit I will have to say the truth and it is ashamed but he is the one who decide to leave the place like that.
