I gave my tenant a 60 day notice to terminate MTM. They should have been out on May 8. So far they are still paying but won't move until the state says I can file for eviction. The idiots running Ca are not allowing evictions until 90 days after the shelter orders are lifted. I assume my original termination notice is null and void and I need to give another 60 day notice? What phase of opening the state concerns the moratorium on rentals? Is there anything else I should consider? Thank you

I think you left out part of your story. Why do you need to kick out a paying tenant? What problems is he causing you?

i understand you are one of the embittered LL in CA out there. You should consult an attorney , what city/state is the property? I doubt that you have to give another 60 day notice. but only if you served it after the eviction moratorium, if you served it before the tenant protections kicked in then you may be required to serve again.
any processes that happened before are still valid, it is just the eviction part that delays it.
you need to talk to a lawyer about charging for the current time period
