For the record, I have been a LL for 41 years now, and currently own 19 SFHs. And, no, I do not have a direct answer to your question. I would suggest calling an attorney to get an up-to-date answer. Just so you know, ALL states have a moratorium on evictions right now. So Cal. is no more an "idiot" that any other state.
But, since you will have to wait several months anyway, to get your T out, I would suggest using that time to check out the "NEW" real estate market in your area. What ever you perceived the market to be 4 months ago, It's gone now. Everything has a "NEW NORMAL" now. I wish you good luck in trying to sell ANY house this year, unless you are willing to take a lot less for it, than you thought you could get just 4 months ago. I would suggest you wait a year before trying to sell the house.

Predictions on the new normal? In north San Diego there is a shortage of houses for sale. Prices are strong - no signs of dropping. Rents will stay constant here, I believe.
