Hi,

I have a total of 4 tenants at my rental and they've been great tenants (paying on time etc). Due to the whole covid situation, one of my tenant stayed elsewhere for over 2 months now but he is still paying for his portion of the rent and has not been late. However, he's recently reached out and asked if there were any possibility of temporarily reducing his portion of the rent since he's concerned about being exposed with the other roommates and will stay away from the house for another month or two. He is still employed and has stated that he's just reaching out and would understand if it was not possible.

I do not mind a reduction but since everyone else is on the lease, and everyone else is using the space, would it be fair to the other roommates to just reduce his portion ? granted, i can just let him know individually but i do not want to get into a situation where the other roommates find out and will complain.

I cannot reduce rent for everyone though since it would have an impact for me.

Your "tenant"" is all four people who signed the lease.
If you are inclined to do the right thing, figure out the total dollar amount you are willing to reduce and waive OR the total amount you are willing to defer to a specific future date.

Your absent tenant should then talk to the other three and plead his case to them.

Your instincts are correct to not work with one of the four, behind the backs of the other three.

Or, since your absent tenant seems tentative and shy about asking,......why not just say no,.....if you can sleep well with that position.

That's basic: No. I wish I could but it's business and I have other concerns, too. (Emotions have to take the day off when you convey this).
