Your "tenant"" is all four people who signed the lease.
If you are inclined to do the right thing, figure out the total dollar amount you are willing to reduce and waive OR the total amount you are willing to defer to a specific future date.

Your absent tenant should then talk to the other three and plead his case to them.

Your instincts are correct to not work with one of the four, behind the backs of the other three.

Or, since your absent tenant seems tentative and shy about asking,......why not just say no,.....if you can sleep well with that position.
