It depends on your objective. I occasionally upgrade a unit to solid surface counters and in one unit put in very nice cabinets and pergo floors. I also raised the rent considerably. I also try to upgrade a bit so I can compete with the newer properties some. But that is the market I am in. Your own local market may be different. I guess it depends on what level of property you want to own and rent. (nicer units with higher prices generally brings better tenants - of course credit check everyone!
