You have 2 options here. Either go to court to ask a judge to grant you access to your property, or WAIT till the tenant has moved out. YES, it's pretty much in every lease across this country, that a tenant must grant a LL access to show a property. BUT, all tenants across the country ALSO can deny the LL access if they want to, and force the LL to gain that access thru a court system.

WE ARE IN DIFFERENT TIMES,HERE, WITH COVID 19. YES, you are saying to the T all kinds of things that could/should protect them from the virus. But if they STILL feel unsafe in their own home, they have the right to deny you access.

Your BEST bet is to quit asking for access, and wait till the T has moved out. Has the T paid rent for June? If they haven't, if you get them mad at you, they could withhold rent from you. OR they could leave you with a bunch of cleanup and damages when they leave. This is the time you should be treating all tenants with dignity and respect, and not thinking about whether you can have it rented again by the first day they move out.

Ok. Thanks for your inputs.
Yes, I have received June rent.
It will also cause me economic stress if house stays vacant for a month.
I have the keys for the house.
But he can still stand in the way and deny the entry.
Can LE/Cop not help me out? Do I really need a court order?

    YES, The T can deny you entry as long as he has paid June's rent, and he still has possession and is still living there. NO, the cops can't help you, as this is considered a CIVIL matter, not a CRIMINAL matter. Yes, you either need a court order, OR WAIT till July 1st. You said it will cause you "economic stress" if its vacant for a month. RIGHT NOW, THERE ARE 10 MILLION BUSINESS'S IN THIS COUNTRY UNDER " ECONOMIC STRESS ", AND 30 MILLION PEOPLE UNEMPLOYED------ DO YOU REALLY THINK A JUDGE IS GONNA CARE IF YOU LOSE A MONTH'S RENT ?? QUIT THINKING THIS IS ALL ABOUT YOU!!------QUIT HASSELLING THE TENANTS, AND WAIT TILL THEY MOVE OUT !!!
