If you do a walkthru make it clear that it is impossible to find all damages at that time and that it takes preparing the unit to actually find everything.

Thank you, Robert. I completely agree. I am the one with the exclusive right to determine the condition of the apartment after she leaves. She is trying to take control of the process, as she has tried to control other issues during her tenancy.

    Yesterday, my tenant knocked on my door, demanding that I move my car closer to the back wall of the garage so she could get her barrels out. Her barrels are on her side of the garage, so my car was not impeding her ability to get them out. I walked away, and the next thing I knew, the police were at my door. She spoke to them on the sidewalk, and then they came to my door. They had no idea what was going on, and I told them what had happened. To diffuse the tension, the office asked if I would move my car just for her, so I did. Later that day, I realized my tenant had completely ripped out the bottom of the screen of her front storm door.

    This woman is definitely psycho, so I am having a constable accompany me on the walk through. I am very nervous but with him there, it will help.
