What should the Lease End date be? (PA)

In May I notified my T my intention to sell, we are on a month to month. Contract states we must give 60 days notice. In the mean time they found a house notified me on June 11th. Our contract goes to the 21st every month. Would August 11th be their last day or would it be the August 21st? I found a buyer and I scheduled that for August 22nd.
Wasn't sure if it the month has to complete for billing or is it a pure 60 day.

When giving 30 or 60 day notices, those are considered MINIMUMS, as in a 30 or 60 day minimum notice. If your rents were due the 21st of every month, and they notified you on June 11, they actually gave you about a 70 day notice, which is fine. If they pay you rent on July 21, to go thru Aug. 21, and they move on Aug 11, you will not legally owe them any rent back for those 10 days (Aug 11-21.)
However, if they do move early, and leave the place clean and undamaged, you can if you wish, return 10 days worth of rent. The one thing you shouldn't do, is accept only 3 weeks of rent on July 21, to take them up thru Aug 11. Just because they SAY they will be out on Aug 11, doesn't mean they WILL be out on that date. You should NEVER show a place to a perspective renter or buyer, until the place is vacant, and you have had a chance to clean and repair anything that's needed to make it show well.

congrats on your finding a buyer so quickly, particularly in this covid environment.
your priority is to be nice and obscenely gracious and generious to your tenant to get them out of there without trouble or issues.
the last thing you want is for them to blow up your sale deal.
a lien or even the smell of a lis pendens will freak the buyers.
Sounds like you're done with this property. tie it up with a pretty bow and say thank you !!
dont walk over serious dollars for pennies or ego.
