When giving 30 or 60 day notices, those are considered MINIMUMS, as in a 30 or 60 day minimum notice. If your rents were due the 21st of every month, and they notified you on June 11, they actually gave you about a 70 day notice, which is fine. If they pay you rent on July 21, to go thru Aug. 21, and they move on Aug 11, you will not legally owe them any rent back for those 10 days (Aug 11-21.)

However, if they do move early, and leave the place clean and undamaged, you can if you wish, return 10 days worth of rent. The one thing you shouldn't do, is accept only 3 weeks of rent on July 21, to take them up thru Aug 11. Just because they SAY they will be out on Aug 11, doesn't mean they WILL be out on that date. You should NEVER show a place to a perspective renter or buyer, until the place is vacant, and you have had a chance to clean and repair anything that's needed to make it show well.
