Cat, Rent, Security Deposit (Massachusetts) - Landlord Forum thread 360673

Cat, Rent, Security Deposit (Massachusetts) by SUZANNE on July 16, 2020 @08:34

Anyone charge extra to have a cat in rent and/or security deposit? If so would like to know what you charge extra in rent and/or security deposit as I am not opposed to tenant having the indoor cat however want to do some research first on what is the going rate out there on what is or maybe extra charges as I consider doing this. I have a no pet policy however I am considering making this one exception and without going in to details just looking for what landlords charge extra for rent per month and/or security deposit when there is a cat. Thank you.

Stick to your no pet policy if you can. Otherwise, think about the cost of possible damages and ask T for that amount.

I was not opposed to allowing a cat either. After all my cats have been great company and have caused me no damage. Unless of course they get sick and then all bets are off.

My last tenant's cat also taught me a lesson. This cat used a cupboard for a litter box. We are still trying to remove the smell-bacteria from the wood floors.

If your going to allow pets I would charge a fee not a deposit and incorporate it into the rent. They will damage your property no matter what.
