My T has not paid rents since October, 2019, and because of that, he got evicted on Feb, 2020. Unfortunately, a few days before the scheduled lockout, NJ Governor issued an order and stopped lockout due to pandemic. Governor has already extended the order for two times now, and nobody knows when the state would finally open to eviction/lockout. T is taking advantage of this situation, and offering to get out for exchanging a month rent or her security deposit.

This is a rogue person, but meanwhile, I am thinking to accept only because I can end the nightmare. He has destroyed my property badly, and he doesn't care about any credits, and has long history of cheating landlords. So, i am losing money, but can get my property back earlier.

What would you recommend?

You wrote this forum a month ago (June 15) and I answered you. Apparently, you have not done anything about your problem in the past month. DO SOMETHING! If you want to stop losing money, and get possession back, you and a witness need to meet the T on a given date and time, at the front door of the rental property.

Have the T lock and unlock the door in front of you, to show you he is giving you the right keys,and then have the T hand the keys to you, while you hand back his deposit to him in cash. It does not matter how the T left the property on the inside----YOU NOW HAVE POSSESSION BACK ! Say goodby to the T, then walk inside the rental, and close the door behind you. Then you and your witness can decide what to do next. Remember, if you don't get the front door keys, DO NOT give the T ANY money.
