You wrote this forum a month ago (June 15) and I answered you. Apparently, you have not done anything about your problem in the past month. DO SOMETHING! If you want to stop losing money, and get possession back, you and a witness need to meet the T on a given date and time, at the front door of the rental property.

Have the T lock and unlock the door in front of you, to show you he is giving you the right keys,and then have the T hand the keys to you, while you hand back his deposit to him in cash. It does not matter how the T left the property on the inside----YOU NOW HAVE POSSESSION BACK ! Say goodby to the T, then walk inside the rental, and close the door behind you. Then you and your witness can decide what to do next. Remember, if you don't get the front door keys, DO NOT give the T ANY money.

Will that be necessarily to ask T to sign an agreement for such deal, and stating T is voluntarily giving up the property for the money? or just get keys and say "good bye"?

    Vincent, I gave you an answer 9 days ago. Now you write back 9 days later with another question, meaning you have not done ANYTHING YET ! All you do is keep losing money, so you must be rich. You haven't even TRIED to do anything except write this forum asking questions. I told you what to do, so DO IT ! Otherwise, you will still have this tenant in your rental come Xmas time.

      I am sorry, and you are right its been a while, since T started the proposal. I tried to get it done, but he is TERRIBLE person. I have set up a lot of difficulties, and I cannot describe them here. He could do anything and everything, so, I am very worried about any tricks he may play.
