How good are verbal agreements in Florida, and what if the tenant breaks one of the terms of the verbal agreement?

Verbal agreements are just as good as the paper they're printed on------- Nothing, Zero, Zilch, Nada ! Why would any tenant or landlord EVER want a verbal agreement/lease? ANYBODY can lie, or at least not remember details of a given situation. And LLs can lie, just like a T can. Always put leases in writing, even if you are renting to a close relative, or best friend. Remember, your tenant is always right, unless you can PROVE differently. With nothing in writing, you need to go with whatever your T says, unless you happen to have a witness to any agreements back when.
