New Tenants - 3 Months - Landlord Forum thread 360723

New Tenants - 3 Months by Gwendolyn on August 2, 2020 @20:14

I have a new Tenant who complains about everything! She is now telling me she has PSTD? She has already broken somethings in the apartment...toilet handle, stove knob, bent custom screen in front balcony window this particular screen is a $125 to be fix. I received a text from her today this is what it says "Hello, the fragrance you use in our hall way apartment is unsettling and it's seeping into my apartment and I am allergic to fragrances. So if you can not use any fragrances in our hallway, that would be great Thank you and happy Sunday" How would you respond to her if you was me?

I started spraying because she burned this stinking sage and she was smoking mariguana which made the hallway smell bad. I checked her on the mariguana and told her I would call the police on her I think she been pisted every since.

How long of a lease did you sign with her------1 year ?, 6 months ?, M2M ? If she is on a M2M, give her a minimum 30 day notice to be out by either Sept 15, or by Oct. 1 (depending on how your state law is worded) . The things you mentioned that she broke, are not health or safety items.

Tell her you will not be repairing them until she moves out. The same goes for any other items she breaks. She can repair the items on her own dime if she wishes, or she can give you cash up front to repair things. And if you smell marijuana in the hallway again, you will again spray something to cover the MJ smell up.
