Vincent, your best bet is to just STOP COMMUNICATING with your tenants, PERIOD! NO MORE phone calls, emails, texts, mailing letters, etc. DO NOT ANSWER ANY of their communications to you. HOWEVER, if they say one of them has COVID-19, have them send you something back in writing that says they have it. IF they do have COVID-19, that works in YOUR favor. NOW you can say that you, nor anyone else can go to fix anything, because you may contract the virus, and give it to other family members.

You do NOT need to put yourself in danger, just to fix things the T broke. Besides, it's only health and safety items that the city inspectors would say you would need to repair. And once the city inspectors know the WHOLE story, THEY may tell the T to get, too.

Yes, you are going to lose a bunch of money, but all you can do now, is wait for the eviction process to start again.
