I have a young couple that seem to be a great fit for one of my vacancies. I have never rented to a couple before... Should each fill out an application?
Should each applicant having a separate lease or allow both of them on one lease?

2 applications. 1 lease with a "“joint and several liability” clause. Make sure they understand that if one of them flakes out, the other party can and will be held fully responsible.

yes, you should always make a lease and don't forget to put both roommate's names on the lease, both should share equal responsibility.
