Hi,

We have a tenant who hired a plumber and told us without contacting us first. We take care of our repairs right away. Tenant said there was a leak at kitchen sink. Plumber installed new upgraded faucet! The faucet we had was recently replaced and may have had a warranty. Tenant pays rent on time. What would you do? Thanks, Tom

Use this as the learning curve/opportunity to prevent further problems.

It sounds like this is a single home and not apartment?

thank the tenant for handling the issue but clearly state the proper procedure for future repair issues.

clearly state that you have your own vendors that know how to repair systems instead of more expensive replacing systems.

Certainly tell the tenant that they will not be reimbursed.
