I have a multifamily house in NJ, I live there and rent out two apts. My tenant is getting married and wants to have the reception afterwards in the backyard to this multifamily. I said yes, there will only be 15 people. I will not be attending. How liable am I for allowing them to have this party back there? I know I must be certain they have a renters insurance policy with a liquor liability coverage. What happens if someone dies or contracts COVID there? I just said yes to their request, only afterwards am I thinking about these complexities. I think their policy would be primary, my insurance secondary. Any clarity would be helpful...

15 should be nothing to worry about / more than usual.
But I would definitely require renters insurance policy to be in place... $200
