The Eviction Moratorium expires August 31st in PA.

I have one tenant who has not paid their August rent. When can I legally post PAY OR QUIT NOTICE or file for eviction in DJ's office?

You can post your 3 day notice right away. That at least let's the tenant know you are serious. You may not be able to go to court yet, but at least you have started the process.

In Pa. it is a 10 day notice, unless specified in the lease.
Use the notice to pay rent or quit form
