Thank you for your expertise, Garry.

In PA, Notice to Quit (or Pay or Quit) has to be posted for 10 days. Then you can file for eviction (which I did on 9/16). Once we have a hearing, if I win, then I have to wait an additional 10 days, file additional eviction, and if I win that hearing, a Constable is then scheduled to perform LOCK OUT.

In my opinion, this drags out for entirely too long. But, it is what it is. I'd rather have a vacancy than a bad tenant.

Not to be gloomy here,......but you probably ain't seen Nottin' yet !!

If your tennant knows the ropes, and particularly now with covid,.....your getting possession back may be many months away.

My tenant is a dipshit. Our court date is Oct 1. Dude has only paid $175 for Aug and Sept rent.

He reached out to me yesterday and asked what would happen if he got the money together prior to October 1. I told him that's fine - trying to be nice here - but his rent that is due October 1 better be paid by no later than October 5, or else I will go file another eviction on October 6.

My T is a little "slower". He hasn't looked into any kind of rental hardship plans.
