I am in PA, so things may be different here. I have had tenants move out without paying the electric and gas bills. Unless the tenants provide me with a forwarding address, I simply write RTS - MOVED on the envelope and drop them in a mailbox.

As far as a possible lien goes, I have never had any utility company threaten me about placing a lien on my property.

Honestly, it seems silly. If someone doesn't pay their electric bill for $300, and they live in a complex of 100+ units, there's no way they can put a lien on that property.

But I will let others reply as well since they are much more knowledgable.

thank you for your reply. What does RTS stand for?

it is different between water and other utilities at least in Southern California seems to me. i was told and also googled water is normally run by city not other private companies for gas and electricity. So water normally has right to write a lien to your property.

By the way, my property is a SFH, it is not a multi units property. i guess they can add a lien to the particular property for 100+ unit property.

    RTS = Return To Sender

    I have 3 MF properties. Each property has utilities paid to public utility companies such as UGI (gas) PPL (electric) and American Water (water). Each of those properties also has utility bills that are paid DIRECTLY to the Borough or Township that they are located in.

    I don't think they have the ability to hold a lien against a property, but I may be misinformed or uneducated in that department. To be sure, an attorney would be able to answer that question rather easily.

    Keep me in the loop - I'm curious about this.
