In Colo the Electric/water bill becomes a lien, but the natural gas does not.

You need to post a 3 day notice to quit or cure for the past due utilities.

Prior to this post, I was considering buying a SFH since all others are MFs. However, after learning this BS law, I'll stick with MF properties.

    MF properties tenants can do the same and you are stuck with utility bills. Always check balances before returning security deposits.
