Well next time have a pets clause...They say a lease is a collection of everything that ever went wrong for a landlord.

For now the person across the street can call animal control for barking. You can ask the tenant to take care, but unfortunately cant enforce anything. If your willing to have the expense then put up a fence. You should make it clear to tenant that they need renters insurance that specifically covers their dog. Any problems are on them!

Why would you get a dog walker for someone else's dog?

Gotta agree and disagree here with ROBERT

1. The problem is not just the tenant's,...it's also the LL and would become more the LLS as the deep pockets should an injury claim occur.

2. Seems LL is stuck with this exposure as lease is silent on pets.

3. I'd insist on getting rid of the dog or renters insurance with domestic animal liability coverage AND making sure YOUR LL insurance includes DAL coverage-----which ain't gonna be an easy task.

4. And get a pet amendment agreement signed by your tenants.
