Only "work" with those agencies if they will pay full rent for the tenant for at least 6 months, AND the agency is willing to pay a deposit equal to whatever the maximum deposit is for your state. The tenant should at least have a part time job currently. If they don't have one now, the chances of them getting one in the future when the agency quits paying the rent, is next to zero. That's when you will have to use the deposit money to evict them for nonpayment of rent.

I did. she has been in my apartment for 5 years now. Agency still pays. She keeps the apartment clean also. The agency will give me notice if they decide to quit paying rent. Some people need a second chance. I would still do a credit and background check. Also depends on why they are homeless. It was drug or criminal related I would pass.
