Removing Laundry Privileges - Landlord Forum thread 361000

Removing Laundry Privileges by Jason on December 10, 2020 @02:00

Backstory:
I have a tenant that I am in the process of evicting. We had a hearing in mid-October and mediators assisted the T in obtaining rental assistance through the CARES ACT. However, he was to begin paying rent on his own as of Nov 1. Our follow-up hearing was 12/8 and he was a no show and the DJ awarded me the case. I have to file for an additional hearing on or after 12/18.

One item that my Ts have access to is a shared laundry room. On the lease, it specifically states that a shared laundry room "is a privilege and NOT a right". I want to change the lock immediately to cut some costs. Am I in the clear to revoke this problematic T's access?

I would not do it.
Your problem tenant's laundry is the least of your problem
Get rid of them and their laundry will follow.

I agree with lpaDave. Forget about locking the laundry area. Are you REALLY THAT PETTY, that you want to punish your tenant even more, before you FORCEFULLY evict him? If he assumes you locked the laundry room just to get back at him, he may do a whole bunch of damage to your rental on the way out the door. In fact, you should treat him with "kid gloves" until he is totally evicted off the premises, and you have changed all locks.
