I have a problem tenant who is on a month to month lease. My understanding is that I can send a notice of non-renewal to any tenant with 60 days to move out and without giving any specific reason in the state of Georgia. Can the tenant demand for a specific reason? Do you foresee any issue with this approach?

In Pa. you only have to give a 30 day notice for month to month. You don’t have to give a reason for the nonrenewal

Month to month is just that. 30 days notice that tenant leaves in 30 days. States are different and may require 60 days notice after one year of occupancy-like my California. However, I am ignorant of the COVID restrictions on evictions. Maybe consult an attorney.

From the bit of searching I have done, it looks like you only need to give 60 days notice for Georgia...with no requirement to give a reason.

However, you still should be prepared for the question from the tenants as to why and whether they can take steps to change your mind. One vague way to answer their question is to simply say "I am sorry. It's just not working out." and if they press, "We've butted heads a few times and I have come to realize that things are not working out as well as I had hoped. I think it is best if we went our separate ways."

PA LL here.

Terminate the lease as stated in your contract. M2M are typically 30-days and can be done without cause, so COVID-19 issues do not apply.
