From the bit of searching I have done, it looks like you only need to give 60 days notice for Georgia...with no requirement to give a reason.

However, you still should be prepared for the question from the tenants as to why and whether they can take steps to change your mind. One vague way to answer their question is to simply say "I am sorry. It's just not working out." and if they press, "We've butted heads a few times and I have come to realize that things are not working out as well as I had hoped. I think it is best if we went our separate ways."
