Hi,

I hope you guys can help me with this topic, My tenants haven't pay rent since September 2020, I did two evictions but the courts didn't help me at all, they say they are protected even with showing no evidence, they got the stimulus checks and no news, they don't answer the phone anything.

What Should I do???

There are tens of thousands of LLs in the same boat as you. I am one of them. I have 1 T who hasn't paid since Sept. too. And it's only going to get worse for us LLs. Pres. Biden is probably going to extend the national eviction moratorium for another 6 months. For now, forget about going to court for nonpayment of rent.

What state are you in? How long is your lease? Can you possibly give them a 30 or 60 day notice to move? If you can, give them notice to move, BUT----don't say anything about non payment of rent as the reason why you want them to move. Figure out another reason why you want them to move. You still may end up in court, but it will be for them being a "holdover" tenant. You should remind the T that the moratorium just says you cannot EVICT them. But it also says the rent is not "forgiven"------when the moratorium is lifted, they will need to come up with ALL of the back rent, or THEN they can be evicted.

Once this global pandemic known as coronavirus ends "Tenant" will themselves pay all their remaining balance.
