State: PA

T was locked out by Constable on January 4. I have scheduled a date/time for T to pickup possessions at least 5x with the T cancelling every single time. Most recent appointment was scheduled for January 30.

Should I bother to schedule a time next weekend or just throw his shit out after the 30 day timeline?

In PA, the LL must schedule a time for T to retrieve possessions at the LL's convenience. LL is only responsible for possessions for 30 days.

Can you PROVE that you scheduled 5 times for the T to get his stuff, and he was a no-show ? Have you taken pics, and had a witness with you, to show what he left. Yes, you should schedule another pickup in the next 7 days, by text preferably, and get a confirmation back. Be sure it's at the tenants convenience, not yours.

If he does not show up, decide what is garbage, and what may be decent stuff that you could give to a church, Goodwill, or Salvation Army. You should always treat this type of situation as the T may be taking you to court to sue you for the value of his possessions. And remember, his valuation will be GREATLY exaggerated.

PA has puritan application of the laws. I would schedule 1 more time with a constable / officer ( paid by you but deducted from T SD). In CA you must store all the items and you may sell them to cover the moving storage fees.

I've seen J Judy & Peoples Court POV that even if the items are worth 1,000, but the LL could only sell it for 10% then the Judge would accept the effort and go from there.
