What should I do...?

Non-paying tenant was evicted. Possession was taken over on January 4th. I have made at least 5-6 appointments with the tenant for him to pick up his possessions and he has cancelled every single one of them. I have only communicated with the tenant via text since he was evicted and have proof that he cancelled all of the appointments. PA law states that his possessions are MY possessions after 30 days. I'm sick and tired of dealing with this loser and want this situation over with already. Should I text him with a final appointment? Should I notify him that he has given up the right to his possessions? Should I box up his shit and leave it on the curb?

I refer you back to my answer to your thread on Jan. 31,2021. My opinion hasn't changed. Just don't be STUPID about this situation. Do things as a RESPONSIBLE LL would do. No need to text the T anymore.

Dispose of "garbage" as you would your own garbage. "Decent" items you don't want to keep, donate to a church, Goodwill, or Salvation Army. Leaving things on the curb, will only get you in trouble with neighbors------with them calling your city, and you possibly being charged for a city pickup/cleanup of the items.

If it were me, I would send him a letter (certified and regular mail) citing the 30 day law and telling him the last date (by law) he has to get his stuff. If you don't have his current address, send it to your rental with a forwarding address request. After the 30 days, do whatever you need to do with the stuff (again follow the law). Don't contact him again in the meantime. His lack of planning/response is not your responsibility.

Thank you guys!

This T has been a royal pain in the ass, so I'm making sure I have EVERYTHING documented before I do anything. I'm planning on bagging up his stuff and either trashing or donating it Monday or Tuesday. I did take a few pictures while the Constable was on-site, but I plan on taking many, many more pictures, a video and then emailing them to my work email to ensure they are time stamped---just in case.
