California just recently passed a TPA (tenant protection act) AB 1482, in which it limits the annual rent increase to either 5% +local CPI, or 10% whichever is smaller. For the SFH that exempted, it requires to notify tenant with certain recommended verbiage for existing leasing agreement. For future agreement entered after July 2020, a certain verbiage notifying tenant the SFH is exempted from AB1482 must be included in the leasing agreement.

Question, what if the tenant does not respond to your email for acknowledgement of receipt of the AB 1482 disclosure?

When and how did you provide the disclosure to your existing tenants?
