If the tenant is willing to replant new shrubs in the Spring, then let them do so. Text them as to what and how many to buy, and you will reimburse them for the shrubs by taking the cost off their May rent. Tell them they will do all the labor for free to replant new ones by May Day. Since the T said they were dead, and you cannot prove differently, YOU should pay for them. At this point, as you said, you have 2 long term tenants that are up-to-date on their rents, and apparently like to take care of YOUR property. Don't screw that up with something "petty".

Personally, I wouldn't reimburse them for the shrubs & yes, she will replace them the first chance they get with exactly the same thing she pulled out of the ground at her expense. Can she prove that the were dead? had termites? infested with ants? If that was the case, then why didn't she contact you? I have to wonder what she's doing on the inside of the duplex? I would also tell her (politely) if she had any more issues, no matter how small to contact you & agree to take care of it for her! It's your property! I'd also schedule a maintenance inspection & have someone go thru the duplex with you as a witness, take pictures & document.

Good points. I did tell her she needed to contact me first in the future before doing anything on that scale again. Yes I probably need to do an inspection.

You can check some the insights from casino tycoon! It's your property! I'd also schedule a maintenance inspection & have someone go thru the duplex with you as a witness, take pictures & document.
I heard about it but I even didn't think about such circumstances. I really hope that everything will be good and your situatation will not repaet in the future.
