After several years of creating leases, this is the first time I have ever had a couple apply together.

I always see cautionary tales about two people on a lease. Relationships end. One stops paying. Etc.

What are your suggestions for having two adults on a lease?

Your application should be no different for 2 people than it is for 1 person. You completely run their application, and if both check out OK, rent to them. If just one has a job, if that income is enough for you to rent to them, then do so. If the one with a job, has good credit, rent to them. Whether they are married, or 2 singles who want to live together, if their combined application passes your muster, rent to them.

However, if one of them has a criminal background that you don't like, you can reject the both of them. Always remember, if you have 2 people on the lease, BOTH are responsible for the lease terms, even if one of them loses a job, or moves out. And also remember, even if you have a 1 bedroom apartment, the laws all over the country say 2 people are allowed to live there.

Most important is joint and several liability. That way you can take either one to court for everything.
