Clear and present danger by Elizabeth on March 15, 2021 @21:35

I have T1was having unauthorized T2 living with her, I was not aware of that until Friday night someone called the police because they got mad each other and this T1throwed out through the window personal belongings T2 and made this unauthorized T2 leave the apartment. Both were screaming and acting crazy. For this behavior do I need to Serve clear and present danger? When T1 was throwing out thing hitted the T2 with a cigarette jar and T2 was throwing back things too (she was downstairs)and almost break window I have videos too almost cause damage to my property.

As you know, I live in Iowa, too. If the unauthorized T is now gone, go to your original T and offer to change the locks, at her expense. If she won't pay, don't change them until the place is vacant.

Now, is there any damage to your property? If so, T1 is responsible for repairing that damage (or at least the costs to get it repaired). Is your T up to date on her rent, and if so, can she pay rent moving forward? Your Ts had a fight, T2 left, so there is no more "clear and present danger".

The real Q is now, do you want to keep her, or want her to move? You can give T1 a 7 day notice to repair ALL damages or for her to move in 7 days if she doesn't repair them. You can also give a separate 7 day notice to NEVER have another person living there again, unless you consent to that person.

The eviction moratorium is ending on March 31, and so far, I have not heard of any extention of it. If your T happens to be on a M2M lease, you could give her a 30 day notice next week, to be out by May 1 if you wish.
