The simplest way, if you cannot verify enough income or length of time at a job, is tell them so. And then tell them they would need to pay 10% more on monthly rent, and also provide you with a double deposit amount (or whatever the maximum amount your state allows for a deposit).

Thanks for your insight, I appreciate it. I have others for this apartment, so I should probably move on, I always want to help people when I can, not to my detriment, but go out of my way type of thing, unfortunately, I always revert back to my innate need to want to help vs. Disconnecting myself.
